Where we mean by Cooksville

When we say Cooksville, this is the ground we mean. If your address sits just outside it, we still cover you: the whole of Mississauga is inside our area.

  • Hurontario and Dundas intersection
  • Cooksville GO Station
  • Dundas Street East corridor
  • Camilla Road and Kirwin Avenue apartment blocks
  • Mississauga Hospital on Hurontario

One of the oldest parts of Mississauga, with the hardware to match

Cooksville was a village long before Mississauga was a city, and the crossroads at Hurontario and Dundas has been a commercial centre for well over a century. What that means practically is a housing stock that spans about seventy years in a very small area.

The detached houses on the streets south and east of the intersection are largely 1950s and 1960s: solid wood doors, generous frames, and in a surprising number of cases the original hardware. Those doors are better than anything a builder installs today. The locks in them are frequently at the end of their service life, with worn cylinders that need jiggling and strike plates held by short screws into pine that has had sixty years to dry out.

The recommendation for those homes is nearly always the same and it is inexpensive: keep the door, keep the frame, rekey or replace the cylinder, and put a reinforced strike with three inch screws into the stud behind the jamb. That combination gets far more security out of a 1958 door than a new lock alone would.

Rental apartments and the tenancy rules that apply

Cooksville has a high concentration of purpose built rental apartment buildings, particularly along Camilla, Kirwin and the blocks either side of Hurontario. That brings a set of questions that do not come up in an ownership neighbourhood.

Under Ontario's Residential Tenancies Act, a landlord may not change the locks on a rental unit during a tenancy without giving the tenant a replacement key, and a tenant may not change the locks without the landlord's consent. Both directions matter, and both come up regularly.

Between tenancies is different, and rekeying at every turnover is normal and sensible practice. For a building owner or property manager, the most useful change is usually moving to interchangeable cores, because a turnover then costs a two minute core swap rather than a locksmith visit, which is the difference between a rekeying policy that happens and one that gets skipped when the building is busy.

If you are a tenant locked out, expect to be asked to prove you live there. A lease, a piece of mail or the superintendent confirming will all do it.

The Dundas Street business strip

The commercial corridor through Cooksville is dense, independent and open late: restaurants, groceries, salons, medical offices and small professional suites, many of them in older buildings with hardware that has accumulated over decades.

The common calls are aluminium storefront doors where the hookbolt no longer engages because the narrow frame has shifted, door closers that have given up and now let a door slam or hang open, and rear service doors that have been secured in ways a fire inspector would take a dim view of.

That last one is worth flagging directly. A rear exit chained or bolted because staff prop it open is a fire code violation, and the legitimate fix is straightforward: an alarmed exit device stops casual use within a week, and keyed dogging lets you secure the door properly at close from outside.

Locksmith questions from Cooksville

I am a tenant in Cooksville and I am locked out. What do you need from me?
Proof that you live there. A lease, a piece of mail addressed to you at the unit, identification with the address, or the superintendent confirming will all work. If your building has a superintendent on call, it is worth trying them first because that route is usually free.
Can my landlord change the locks while I am living here?
Not without giving you a replacement key. Under Ontario's Residential Tenancies Act a landlord may not alter the locking system on a rental unit during a tenancy unless the tenant is supplied with keys. Equally, a tenant may not change the locks without the landlord's consent.
My 1960s Cooksville front door lock is stiff. Does the door need replacing?
Almost certainly not. Those doors and frames are usually better than modern replacements. The stiffness is normally a worn cylinder or a door that has shifted against its strike, and both are repairable. A rekey plus a reinforced strike gets far more out of the door than replacing it.
