Mississauga housing stock, and what it means for your locks
The city is not one housing type, and the lock problems follow the building era very closely.
The postwar and mid century neighbourhoods, Lakeview, Cooksville, Applewood, parts of Port Credit and Mineola, have solid wood doors and frames of a quality nobody builds any more, often carrying original hardware. The doors are excellent. The locks are frequently fifty years old, the cylinders are worn, and the strikes are held by short screws into softwood that has had five decades to dry out.
The 1980s and 1990s subdivisions across Meadowvale, Erin Mills, Rathwood and Heartland brought steel skinned insulated doors and builder grade hardware. The doors are sound. The hardware was the cheapest item the builder could specify, and by now the Grade 3 deadbolts on those front doors are past their service life.
The 2000s onward, Churchill Meadows, Central Erin Mills, Creditview and the condo towers along Hurontario and around Square One, brought fibreglass doors, multipoint locks on some models, and fire rated condo suite doors where the corporation has a say in what may be fitted.
Every one of those needs a different recommendation, which is why an honest quote starts with what kind of door you actually have.
The three upgrades that give a Mississauga home the most for the money
Home security advice tends toward the expensive and the visible. The changes that actually matter are cheap, invisible, and almost universally skipped.
- Reinforce the strike. Most forced entries split the jamb rather than defeat the lock. A reinforced or box strike anchored with three inch screws into the stud behind the frame costs less than the lock and raises the force needed to open the door enormously. Do this before buying a better deadbolt.
- Treat the garage to house door as an entry door. It is the single most overlooked door in the city. Once someone is in the garage they are out of sight of every neighbour, and that door very often has a passage set or a builder grade lock. It deserves a proper deadbolt.
- Close the sliding door lift out gap. Lock your patio door and lift the moving panel hard. If it rises more than a few millimetres it can be lifted clear of the track while still locked. Anti lift blocks in the top channel cost very little and take minutes.
Condo suites: what you can change and what you cannot
A great many Mississauga residents live in condominiums, and the rules there are genuinely different from a freehold house.
The suite entry door is normally a fire rated assembly. That means the hardware fitted to it has to be listed for use on a rated door, and the door prep has limits. Boring a rated door outside those limits can void the rating, which matters to the corporation, to the insurer, and to a fire inspector.
Many corporations also require notification, and some require approval, before suite door hardware is changed, partly because the building may hold a master or a suite key for emergency access. Balcony doors are usually common elements with exclusive use rather than part of the suite, which is why anything altering their exterior appearance generally needs approval.
None of this stops you improving your security. A retrofit smart lock over the inside thumbturn leaves the exterior hardware untouched and sidesteps most restrictions. A rekey of the existing cylinder is almost always straightforward. The practical advice is simply to ask the concierge or the property manager before the work rather than after.
What a residential visit involves
