Where we mean by Heartland

When we say the Heartland area, this is the ground we mean. If your address sits just outside it, we still cover you: the whole of Mississauga is inside our area.

  • Heartland Town Centre
  • Mavis Road and Britannia Road West
  • Highway 401 and Highway 407 access
  • The industrial units along Kennedy and Courtneypark
  • Argentia Road

One of the largest retail clusters in the country

Heartland Town Centre and the power centres around it form one of the biggest concentrations of big box retail in Canada, and the hardware requirements that come with that are specific.

High occupant load retail units generally require exit devices on their egress doors, and those doors take enormous cycle counts. A store entrance in a busy power centre sees more use in a month than a house door sees in a decade, and the wear shows up in exactly the places you would expect: worn latches, failed closers, and vertical rods on double doors that no longer reach their top strikes.

The stock room and rear service doors are where the compliance problems concentrate. These get propped for deliveries, chained after hours because of theft, and occasionally have a deadbolt added above the panic bar. All three are fire code violations, and all three have legal alternatives: an alarmed exit device stops casual use, keyed dogging lets the door be secured properly at close from outside, and exterior key trim allows entry without touching egress.

Industrial condominiums and multi tenant units

Surrounding the retail is a large stock of industrial condominium and multi tenant units along Kennedy, Courtneypark, Argentia and the streets feeding off Britannia and Mavis. Small manufacturers, trade counters, distribution operations and service businesses.

The characteristic problem across these buildings is key population drift. A unit that has had several tenants and a rotating workforce over a decade has an unknown number of working keys in circulation, and the register, if one ever existed, stopped matching reality years ago.

For a landlord or property manager the structural answer is a master key system with a landlord master over per unit change keys, built on interchangeable cores. Turnover then becomes a two minute core swap rather than a scheduled locksmith visit, which is the difference between a rekeying policy that is followed and one that is skipped whenever the building is busy.

One point worth stating plainly for landlords: holding a master key does not by itself create a right to enter a tenant's unit. Entry rights come from the lease. Keeping those two things separate avoids most disputes.

Trading hours, and when the work should happen

Retail and industrial operations have the opposite scheduling constraint to households. Almost nothing can be done during trading, and the good hours are exactly the ones most trades will not work.

So for commercial work in Heartland, evening and overnight scheduling is normal rather than exceptional. A rekey across a store, an exit device replacement, a closer swap or an access control installation is far less disruptive at eleven at night than at two in the afternoon, and it avoids the retailer losing floor time.

The same applies to the annual hardware check that most units never get around to. Booking it out of hours means it actually happens, and an exit device that is adjusted before it fails is a fraction of the cost of one that fails at closing time on a Saturday.

Locksmith questions from Heartland

Can we secure our rear stock room door against theft?
Yes, legally. An alarmed exit device opens immediately when pushed, as it must, but sounds a local alarm which stops casual use within a week. Keyed dogging lets you secure the door properly at close from outside. Chains, padlocks and deadbolts above a panic bar are fire code violations.
Do you work outside our trading hours?
Yes, and for retail and industrial work it is usually preferable. Rekeys, exit device replacement, closer swaps and access control installation are all disruptive during trading and straightforward at eleven at night. Out of hours scheduling is normal here rather than exceptional.
How should a multi tenant industrial building handle turnover rekeys?
With a master key system on interchangeable cores. A landlord master sits over per unit change keys, and a turnover becomes a two minute core swap rather than a locksmith visit to every door. That is what makes a rekeying policy get followed rather than skipped when the building is busy.
