Where we mean by Malton

When we say Malton, this is the ground we mean. If your address sits just outside it, we still cover you: the whole of Mississauga is inside our area.

A neighbourhood that never stops working

Malton sits against Pearson, and the airport sets the clock for a large part of the neighbourhood. Cargo handling, ground operations, freight forwarding, aviation services and the logistics units feeding all of it run through the night and start again before dawn.

That produces a call pattern found almost nowhere else in the city. Residential lockouts at four in the morning by people finishing a night shift. Commercial lockouts at five, when a morning crew arrives at a unit nobody can open. Vehicle lockouts in employee lots at every hour of the twenty four.

It also means the overnight availability is not a marketing line here, it is the actual requirement. A logistics unit that cannot open at five is losing money by the minute, and a shift worker locked out at four in the morning has nowhere to wait until business hours.

The one advantage of these hours is travel. Derry, Airport Road and the 401 are clear at four in the morning in a way they never are at four in the afternoon, so an overnight arrival window into Malton is genuinely shorter than a daytime one.

Logistics and warehouse units

The employment lands around the airport are dominated by warehouse and distribution units, and the hardware profile is distinctive: heavy use, industrial cycles, and doors that take genuine abuse.

Personnel doors beside a loading dock are the highest cycle doors in the city, and it shows. Door closers fail, exit device latches wear, and vertical rods on double doors drift out of adjustment until only the bottom latch engages. A dock personnel door that no longer latches at the top is a unit that is not secure, and nobody notices because it looks closed.

The other consistent issue is grit. Floor strikes on bottom rod latches fill with the salt, sand and dirt tracked in off the yard over a Mississauga winter, and by February the latch is no longer seating.

An annual check of exit hardware and closers on a warehouse unit costs a fraction of one overnight incident, and it is the maintenance item that gets skipped most often.

The residential streets

Malton's housing is largely from the 1950s and 1960s, built for workers at the aviation plants, with later apartment and townhouse development layered on. It is one of the most established residential neighbourhoods in the north of the city.

The hardware follows the era: solid doors and frames of a quality nobody builds now, with cylinders and strikes that are at or past the end of their service life. The strike plate on a 1958 door is typically two short screws into trim, which is the weak point, and a reinforced strike with three inch screws into the framing is the cheapest worthwhile change available.

The apartment and rental stock brings the tenancy questions that come up elsewhere in the older parts of the city. A landlord may not change the locks during a tenancy without giving the tenant a key, and a tenant may not change them without consent. Between tenancies, rekeying at every turnover is normal practice and interchangeable cores make it fast enough to actually happen.

Locksmith questions from Malton

Will you come out to Malton at four in the morning?
Yes, and it is routine here because the area works around the clock. Overnight travel is also faster: Derry, Airport Road and the 401 are clear at four in the morning in a way they never are during the day, so the arrival window is usually shorter than a daytime one.
Our warehouse dock door will not latch at the top. How urgent is that?
It means the unit is not secure while appearing closed, so it should be dealt with promptly. Vertical rod exit devices drift out of adjustment under heavy use, and floor strikes pack with yard grit over a winter. Both are adjustments rather than replacements.
What is the best value upgrade for a 1960s Malton house?
A reinforced strike plate with three inch screws into the stud behind the jamb. These houses have excellent doors and frames, and the weak point is a strike held by two short screws into trim. It costs less than a new deadbolt and does considerably more.
